Multi-Level Rooftop Deck & TPO Roofing System

The Bolivar Road Apartments project combined high-performance roofing with a multi-level rooftop amenity space—featuring a TPO system alongside a custom paver and pedestal deck installation.

Designed as a functional and visually engaging outdoor environment, the rooftop includes multiple surface finishes surrounding a pool area, all built over a sloped roof structure while maintaining a clean, level appearance.

The Job

Rooftop Amenity Deck & Waterproofing System

This project involved the installation of a TPO roofing system paired with a complex pedestal deck assembly across multiple rooftop levels.

The design incorporated a mix of materials—including three styles of concrete pavers, wood pavers, river rock, and faux grass—creating a dynamic, high-end outdoor space.

All surfaces were installed on adjustable pedestal systems, allowing the team to compensate for roof pitch while delivering a consistent, level walking surface across the entire rooftop.

The Challenge

Building A Level Space Over A Sloped Roof

One of the primary challenges was transforming a pitched roof into a fully usable, level environment.

The pedestal system allowed for precise elevation adjustments, but required careful coordination to maintain consistency across multiple levels and materials.

In addition, the variety of finishes introduced complexity at every transition point. Aligning pavers, turf, and stone across different areas required detailed layout planning and execution.

This was not standard roofing—it was the construction of a finished outdoor space, demanding a higher level of precision throughout.

The Team

Roofing & Deck Installation Crew

Project Manager: Mike Stanley

Scope: TPO Roofing + Multi-Surface Pedestal Deck

Environment: Multi-Level Rooftop with Pool Area

With multiple crews working across different materials and elevations, teamwork and communication were critical to keeping the project aligned.

The Process

Coordination Across Materials & Levels

Execution required continuous coordination between crews and trades to manage sequencing and avoid rework.

Layout played a key role in the success of the project—ensuring clean transitions between concrete pavers, wood decking, river rock, and turf. Every detail had to line up across different rooftop zones to maintain a cohesive design.

The pedestal system demanded synchronization between team members, particularly in high-traffic areas like the pool deck, where both performance and appearance were equally important.

Field adjustments were common, with crews working collaboratively to refine details and maintain consistency across all surfaces.

Saftey Approach

Safe Installation Across Multi-Level Rooftop Surfaces

Working across multiple rooftop levels—especially around the pool area—required careful control of work zones and constant attention to footing.

The use of pedestal systems and loose materials made housekeeping a priority, helping reduce trip hazards and maintain safe pathways throughout installation.

Sustainable Performance

Designed for Drainage, Durability, and Longevity

The pedestal deck system supports proper drainage while protecting the roofing membrane below—helping extend the lifespan of the roof and improve long-term performance.

The Results

A High-End Rooftop Experience

The finished project transformed the rooftop into a functional, visually striking amenity space.

Clean lines, consistent elevations, and seamless transitions between materials resulted in a polished final product that enhances both the building’s usability and overall appeal.

The client was satisfied with the outcome, recognizing the quality and coordination required to bring the design to life.
