Comprehensive Roof Replacement for a Medical Office Facility

The Cleveland Clinic, one of the world’s leading hospital systems, selected Warren Roofing® for a full-scale roof replacement at its ACIII building as part of a major reorganization and office space consolidation effort. This significant infrastructure upgrade reflects the healthcare provider’s ongoing commitment to maintaining and modernizing its facilities.

The Job

Complete Roof Replacement and Structural Updates

Warren Roofing® was chosen for its established reputation in quality and safety, trusted by both the Cleveland Clinic and their consulting partner, Aegis Consulting. Our work included a full roof replacement and structural updates to prepare the building for reoccupation. The project began in mid-2024, with a targeted completion by the end of the year.

The Challenge

Limited Access and Site Constraints

Given the ACIII building’s unique structure and location adjacent to a parking deck, access was limited, requiring thoughtful planning and coordination. Our team navigated multiple isolated roof areas and elevations, setting up staging areas along the East side of the building and coordinating safe material and equipment hoisting while protecting the building’s glass and granite facade. Additionally, the foreman and project manager at Warren Roofing® coordinated with multiple contractors on site, managing various tasks to stay on schedule without a general contractor to oversee the project.

The Solution

Customized Materials and Precise Coordination

Our scope of work included removing the existing roof, installing a 5/8” DensDeck substrate board, a torch-applied vapor barrier, insulation, 1/4″ DensDeck cover board, and a 2-Ply Soprema torch-applied modified bitumen roofing system. For added security, this installation includes a 20-year total system warranty. We subcontracted RK-Hydrovac for ballast removal and partnered with Sunbelt Rentals to erect a 70’ stair tower, as well as with Relmec Mechanical and other contractors to install new roof drains and replace critical curbs supporting the building’s cooling systems.

The Process

Managing Multiple Contractors and Timely Material Handling

Because a general contractor was not involved in the project, the Cleveland Clinic relied on Warren Roofing® to manage other trades and scope that was not originally planned for the project. Warren Roofing® coordinated closely with key partners to ensure efficient material handling and timely project progression. Aegis Consulting facilitated communication with the Cleveland Clinic, and Sunbelt Rentals provided essential equipment, including a 70’ stair tower that enabled safe roof access. Willoughby Supply ensured a steady flow of materials, while RK-Hydrovac handled ballast removal for a clean working surface.

We also collaborated with Relmec Mechanical, JAK Contracting, Forest City Erectors, and K-Company on complex elements like roof drains, curbs, and the critical cooling systems that support the clinic’s infrastructure. Finally, CBRE was instrumental in overseeing aspects of facility management, helping align our work with the client’s operational goals. Each partner played a vital role in maintaining our strict timeline and quality standards for this comprehensive roof replacement.
