A Large-Scale Roof Retro-Fit

Roll and Hold Parkway, an industrial multi-tenant building that is approximately 145,000 square-feet in size, was experiencing multiple leaks, and the repairs were no longer effective for the owner or its tenants. The owner had new leases with his tenants for space and the headaches caused by leaks needed to stop. The answer was retrofitting the existing metal roof—switching the roof system from metal to a traditional flat roof. This would require a knowledgeable and capable commercial roofing contractor with the crew needed to complete such a large-scale job.

 

The Job

Singly Ply Retro-Fit Roof System Installation

The large metal roof at Roll and Hold needed to be retrofit with a new single-ply roofing system, including insulation and waterproofing. The metal roofing would be left in place and the traditional roof installed over top, but specific securement needed to be implemented to ensure that the roofing system would perform well for the owner and the manufacturer.

Limited Access

The sheer size of the building limited our crew’s access to the metal roof. We would need to be creative and innovative to determine how to attain access and facilitate the transfer of materials to and from the roof.

The Process

Precise Roof Installation

Because access to the building was limited due to its size, large cranes were utilized to eliminate handling material on the roof as much as possible. Roadways were also installed along the metal roof system to access different areas of the building with equipment and materials.

To perform the roof retrofit, our crew installed insulation between the standing seam metal ribs and a high-density cover board over top. A mechanically attached TPO roof system was installed as the waterproofing membrane. The rolls of material were 16’ wide, reducing the seams in the system and increasing installation efficiency.

The Results

Long-Lasting Building Protection

The roof system was installed under favorable conditions by great installers and should remain in place well beyond the manufacturer’s 25-year warranty term. The owner was highly satisfied with the workmanship and cleanliness of the job site.
